What is a roof restoration?
A roof restoration is a systematic renewal of your existing roof surface. It doesn't replace the roof — it rebuilds the weatherproofing. How long does a roof restoration last?
A properly executed restoration — with re-bedded ridge caps, repaired tiles and a quality two-coat system — typically performs well for 10 to 15 years or more, depending on the specific conditions the roof faces. Is restoration always cheaper than replacement?
Usually yes — on a sound roof, restoration typically costs a fraction of full replacement. However, if the tiles are porous, hail-shattered or if the battens have failed, restoration won't fix the structural problem and replacement becomes the better long-term investment. Our inspection assesses both options honestly and we'll tell you which makes more financial sense for your specific roof.
What roof coatings do you use?
We use quality elastomeric membrane systems formulated for Australian conditions — high-build, UV-stable and able to bridge minor surface cracks. For tile roofs we apply a penetrating primer first to improve adhesion. For metal roofs, we use a metal-compatible primer followed by a flexible top coat. Specific products are discussed during the quote process. All coating systems we use are potable-water safe when fully cured.
Can you change the colour of my roof during restoration?
Yes — roof painting is part of the restoration process and changing colour is straightforward. We can advise on colour options and, where relevant, on colours that are sympathetic to heritage or conservation area requirements. Note that if your property is in a Heritage Conservation Area, significant colour changes to the roof may require Council approval — we'll flag this during the quote.
Do you need to remove solar panels for a restoration?
It depends on the panel layout and the extent of work required beneath them. In many cases, partial restoration can proceed around panels. Where cleaning or coating beneath panels is necessary, we coordinate panel removal and reinstallation with accredited solar installers, and factor the cost into the quote upfront.
Is roof restoration suitable for all tile types?
Concrete tiles and terracotta tiles both respond well to restoration when they are structurally intact. Very old terracotta that has become highly porous (you can see this during the cleaning phase — the tile absorbs water rather than shedding it) may not hold a coating effectively and replacement becomes the better option. We assess tile porosity and condition as part of every inspection.
