A thorough roof inspection is a systematic assessment of every component of the roof system — not just a scan from the gutter. We inspect the tile condition (cracked, porous, slipped or missing tiles), the ridge and hip mortar beds, the valley condition (debris, rust, deformation), flashings at all penetrations and transitions, the condition of the gutters and downpipes, and — where accessible — sarking and battens. Sarking — why it matters in the Blue Mountains

Adding sarking at the time of a re-roofing is straightforward; retrofitting without removing the roof is possible only in some situations and with some limitations.

Do I need a roof inspection before selling my home?

Is a skylight safe on an older tile roof?
A correctly sized and flashed skylight can be installed in any structurally sound tile roof. The risk is in the flashing details — particularly on older terracotta tiles where the profile may not be standard and the flashing has to be custom-fitted. We assess the specific tile type and roof pitch before confirming whether standard or custom flashing is required.
